Building a Custom Home: Your Guide to Choosing the Right Builder


Building a custom home is one of the largest financial and personal investments we will ever make. The builder we choose will be our closest partner for 14 to 18 months. They will manage our budget, timeline, subcontractors, and ultimately deliver the home we've been imagining.


Choosing the right builder protects our investment. Choosing the wrong one can cost us far more than just money.


In our 40 years of building custom homes across North Idaho, we have seen clients come to us after difficult experiences with other contractors. These projects were often over budget, behind schedule, or worse. Almost every time, the problem stemmed from asking the wrong questions—or not enough of them—at the beginning.


Here are the seven things we would tell any client to evaluate before signing a contract with any builder, including us.


1. Verify Their Idaho Contractor's License and Insurance


This is non-negotiable and takes just five minutes. Every contractor working in Idaho is required to be registered with the Idaho Division of Building Safety. Ask for their registration number and verify it at dbs.idaho.gov.


Beyond licensing, we must confirm that our builder carries both general liability insurance and workers' compensation insurance. An uninsured builder exposes us to serious legal and financial liability if anyone is injured on our property during construction.

2. Ask How Many Active Projects They're Running


A builder managing eight to ten simultaneous projects gives each one far less attention than a builder managing three or four. We should ask directly: "How many active builds do you have right now?" and "Who specifically will be on my job site every day?" We want a name, a title, and a clear answer. Vagueness here is a warning sign.


3. Request References from Recent Builds — and Call Them


Any builder worth hiring will enthusiastically provide references. We should ask for three to five clients from projects completed in the last two years. When we call, we can ask:


  • Did the project finish on time and on budget?

  • How did the builder handle unexpected problems or changes mid-build?

  • Was communication consistent and responsive throughout?

  • Would you hire them again without hesitation?


That last question is the one that matters most. A genuinely satisfied client answers immediately.


4. Tour at Least One Completed Home in Person


Portfolio photos can be flattering. A walkthrough reveals the truth.


When we tour a completed home, we should look closely at trim corners, cabinet alignment, tile grout lines, and how windows and doors are finished. We should also examine the mechanical room. How the HVAC, plumbing, and electrical are organized tells us a great deal about how a builder runs a job.



5. Understand Their Contract Type


Custom home contracts generally fall into two categories: fixed-price (lump sum) and cost-plus. Both are legitimate, but they carry different risks. We should understand which one we're signing before we sign it. Ask your builder to walk you through what's included and what happens if costs change mid-build.


6. Evaluate Their Communication Process


Poor communication is the root cause of the overwhelming majority of client-builder disputes. Before we sign anything, we need to understand exactly how our builder will keep us informed. How often will we receive updates? Who is our primary point of contact? What is their expected response time for client messages?


A builder who has clear, practiced answers to these questions has built a process around them. A builder who struggles to answer them probably hasn't.


7. Trust Your Read on the First Meeting


The best builders spend the first conversation understanding our vision, not pitching their company. They ask more questions than they answer. They push back thoughtfully when something doesn't add up. They're honest when our budget and our wishlist don't yet align.


We should pay attention to how we feel walking out of the first meeting. Our instincts about people are usually right.
